Recently, the Architectural Review Board worked on revising the existing Sunset Oaks Architectural Review Board Guidelines. Revisions were made to help maintain and enhance the character and aesthetic of Sunset Oaks.

The Board of Directors approved the new Sunset Oaks Architectural Review Board Guidelines at the July 2017 Board of Directors meeting. When making any exterior modification, an ARB request must be completed and submitted to the management company. It will then be forwarded to the ARB for review. Please keep in mind the ARB has up to 30 days to render a decision on any completed application. Work and materials should not be committed to until written approval from the ARB has been received. Additionally, some projects may require approval from the Town of Holly Springs.

Important revisions to the guidelines are as follows by section:
  • Fencing, 2A: Decorative Fence (Wood): Amended picket measurements
  • Fencing, 2B-New: Decorative Fence (Aluminum): Requirements and specifications for aluminum fences
  • Fencing, 4: Placement of Fence in respect to property lines.
  • Landscaping: Tree trunk caliper specifications
  • Satellite Dishes: ARB request required if dish cannot be screened
  • Temporary Signs: Time requirements on amount of time one can display sign. (For sale signs excluded)
  • Driveways: Town of Holly Springs requirements added.
  • Driveways: Requirements for commercial vehicles, trailers and RV’s.
  • Parking: Street parking requirements
  • Pools, Spas, and Hot Tubs-New: Requirements for installation of a pool, spa, or hot tub per Town of Holly Springs guidelines.
  • Retaining Walls and Drainage Changes: Considerations and requirements for retaining walls and drainage changes.
  • Solar Panels- New: Requirements for installation of solar panels.
  • Architectural Application Process: Policies, procedures, and consequences surrounding the architectural change process.
