Summary of Updates Included in this Newsletter

REMINDER: Annual Meeting - Saturday, February 17th @ 9AM

We are continuing with the effort from last year to have our Annual HOA Meeting on a Saturday morning. Please come out and support your community!  If you have not received your mailer, you can download the meeting notice, proxy forms, proposed budget, and nomination forms from our website.

IMPORTANT: Unfortunately, the Sunset Oaks Clubhouse is not available due to renovations, so we have had to reserve the Community Room at the W.E. Hunt Recreation Center at 301 Stinson Ave, Holly Springs, NC 27540 near Womble Park for this years Annual Meeting. Please share this information with your neighbors!

Our next Annual HOA Meeting will be Tomorrow Saturday, February 17th at 9AM. 

HOA Fees Were Due Feb. 1st.

You should have received the payment books for the HOA Assessment (dues) for 2018. Payments were due by February 1st, 2018. As members of an HOA, all homeowners are responsible to pay their annual dues, with no exceptions.

We encourage you to login to (or create!) your accounts at William Douglas to confirm you do not have any past due balances. Failure to pay these dues on time results in late payment penalties, possible legal action (including repayment of legal fees), as well as increased efforts and stress for your volunteer HOA Board. We’ve been fortunate that our delinquent accounts have been minimal over the years; but in those rare cases of sustained non-payment and failure to communicate with the Board, legal action may include filing a lien and commencing foreclosure proceedings.

Make a Difference in Your Community

The Sunset Oaks HOA has several volunteer positions open this year.  Please consider nominating someone (or yourself!) to participate in keeping our community amazing!  We have the following positions open:
  • Board of Directors - We have 2 openings that need to be filled with a member from the south side (Sunset Oaks) and the north side (The Woods). The positions typically require attendance at quarterly board meetings and approximately 2-4 hours per month for calls/emails to conduct business, vote on decisions, etc.
We do hope you would consider joining the current volunteers in our community.  We also want to give a warm "Thank you" to all of our volunteers for their time in serving our community.

Landscaping Provider

Throughout the year, the Board has received various complaints regarding the services provided by Carolina Pro Lawn Care in maintaining the landscaping for our community. The Board has considered all of your feedback, and has worked diligently with William Douglas in seeking out a new company to handle our community's common areas.

After careful review and consideration of 5 proposals that were submitted, the community has selected Limitless Lawns to manage our community. We hope to see improved service in 2018!

540 Project Update

There is a new blog post on the Sunset-Oaks.org website - http://www.sunset-oaks.org/blog/2018/02/540-project-update/ - with an update on the 540 Project and an updated Google map with more details on interchanges, etc.

Lastly, we look forward to seeing ALL OF YOU!!!  at the upcoming meeting. In order for these meetings to affect change, we need a quorum of the community.  If there is something you would like to see voted on in the meeting, help us get a good turnout!
