Property boosts wealth  

It is true that Australians are richer than ever, and most of our wealth is held in property. Total household wealth jumped to a record $12.03 trillion in the December 2020 quarter. The rise of 4.3% or $501.5bn was the highest quarterly growth rate in 11 years, the ABS said. Household wealth increased per person $19,028 to a record $467,709.
The rise in wealth was driven by higher property prices, reflecting record low interest rates and government support programs such as the First Home Buyer and the HomeBuilder schemes. Around two-thirds of household worth, or $7.78 trillion, was in property assets, which rose $250bn in the fourth quarter alone.
As auctions and open home inspections picked up in the September and December quarters with the easing of social distancing measures, demand for property flared. Property prices rebounded in the December quarter, and with property prices continuing their march higher in 2021, we are likely to see fresh highs for household wealth recorded in the first quarter of this year.
Households also held a record $1.32 trillion in cash and terms deposits. So we are swimming in cash ready for home deposits. And debts are more serviceable due to relatively high levels of liquid assets, the ABS said.

Property listings have been trending down since 2018, helping to underpin growth in prices. Two-bedroom units in 4810 have asking selling prices of $271,000 over the year to 30 March, down 1.1% over the year. However, in the last quarter alone, asking prices are up 5.6%, reflecting the surge of money in regional property locations as people escape the city and offices during the COVID-19 pandemic.
