Starting on June 11, 2019, HUD’s Office of Recapitalization (Recap) will host “Mod Rehab Talk” office hours for owners of Section 8 Moderate Rehabilitation (Mod Rehab) and Moderate Rehabilitation Single Room Occupancy (SRO) properties to schedule times to speak with HUD staff one-on-one about the Rental Assistance Demonstration (RAD).
Have you been running your property, a valuable affordable housing resource, for years? Could you use some help in preserving your property for the future? Did you know HUD provides technical assistance (TA) to help you convert your Mod Rehab contract to a longer term, 15- or 20-year Section 8 contract through RAD?
Some owners may not know all of the benefits that a long-term Section 8 contract can have for their properties. Others may view the process of learning about and participating in RAD as daunting.
A Mod Rehab owner can replace the current Mod Rehab Housing Assistance Payments (HAP) contract (which is currently renewed annually and at restricted rent levels) with a 15- or 20-year Section 8 contract. Typically, the new contract will:
- Provide for higher monthly rent levels
- Ensure that the property remains affordable
- Allow the owner to better plan for the future
- Expand the owner’s options for financing repairs and improvements
TA is available to help owners learn what RAD is, how it can help their properties, and the steps of the conversion process.
