I just want to take a moment and thank you for allowing me to serve as your President this year. It truly has been an honor.  I have learned so much this past year and I really encourage all of you to get more involved with the Association. You really will benefit from your experiences.

The 2014 NAR Conference and Expo was a huge hit.  Over 15,000 REALTORS® from all over the country, as well as Canada, Mexico, many European nations and scores of others descended on New Orleans for education, an excellent expo and, of course, lots of networking.  Thanks to Curtis Leonard, Stephen Long, David Burroughs, Lou Baldwin and Treasure Faircloth for their hard work in representing WSRAR so well.  There were two major steps taken by the NAR Board of Directors and Delegate Body that I wanted to make sure you are aware of as we close out 2014 and look forward to a very exciting 2015.

First, REALTOR.com has been purchased by News Corp.  CEO Steve Berkowitz spoke to the General Session and reiterated their intent to position REALTOR.com as the #1 source for on-line home searches.  For more information about this exciting development, click here:  Background

Second, the Board of Directors directed NAR to develop a new Code of Excellence with the intention of raising the professionalism of REALTORS®.  How to continually raise the bar and, thus, the confidence of the general public in using a REALTOR®, has been a topic at NAR for decades.  This step will add a new code of professionalism that all REALTORS® are expected to follow.  This code is not yet written so you need to stay engaged in the discussion as the code is developed.  There will be more to come as talking points and drafts of the code become available.  For more information on the new Code of Excellence, click here:  comprehensive summary

I hope all of you have a relaxing and joyous holiday season, but still stay plenty busy helping your clients meet their housing needs during the holidays.  It has been a pleasure for all of us here at WSRAR to serve you in 2014.  We look forward to the exciting opportunities ahead in 2015.  In this holiday season, your gift from NAR is a free year of your own .REALTOR domain.  Don’t forget to sign up to claim your free .REALTOR domain if you have not done so!

As we close out 2014, I want to wish everyone a safe and happy holiday season.  Looking ahead to 2015, you might see some minor tweaks to government affairs that I think you will find beneficial to the membership.  In order to increase our effectiveness; enhance our coordination with the Home Builders Association of Winston-Salem as members of the Partners in Housing; and strengthen our relationship with the government affairs departments for NCAR and NAR, we plan to make government affairs more visible in 2015.  Some changes you can look forward to include a political spotlight article, which would introduce you to area elected officials to find out more about them and their agendas.  Another way we would like to get more involved would be business visits by the government affairs director to WSRAR members to explain how government affairs impacts what REALTORS® do.  We would also like to hear from you if you have any ideas on how you think government affairs could be more involved with the membership.  If you have any thoughts or comments, please send them to zach@wsrar.com, I’d love to hear from you.

QUESTION: I recently agreed to list a home for sale. One of the rooms is being used as an office but the owner says that it used to be a bedroom. Why Test for Carbon Monoxide?

Is carbon monoxide (CO) testing of gas and oil fueled appliances required in a home inspection? No. But some home inspectors do measure CO production. CO is produced when fuel does not burn as completely as possible, and it is poisonous and sickening to us breathing creatures.  Healthy people can tolerate low levels of CO, but infants and folks with health and breathing problems are susceptible to even low levels like 10 ppm (parts/million). In the 1980's The American Society of Heating, Refrigeration and Air Conditioning Engineers (ASHRAE) developed a standard for CO levels stating that continuous exposure indoors for an eight hour period should not exceed 9 pm. Every January, the North Carolina Association of REALTORS® kicks off the year with the Vision Quest & Inaugural Meetings. These meetings are designed for NC REALTORS® who are getting ready to take on the challenge of leading their association, board or committee in the coming year. The Inaugural Gala is a black-tie optional event that celebrates the installation of the new president and officers of NCAR and is attended by the leaders and executives of North Carolina’s 62 local associations.
