MERRY CHRISTMAS FROM YOUR REALTOR ASSOCIATION!
As we approach the holiday season, it is a privilege to wish each of you a wonderful holiday season and to give you two gifts that have been provided by your dues dollars.  First, it was announced on November 26, 2013 that loan limits will remain the same for 2014 for GSE loans backed by the FHA!  This has been a huge issue that NAR has been fighting for nearly two years.  Some proposals would have lowered loan limits for a qualified residential mortgage as much as twenty percent in some markets.  Reduced loan limits would have greatly hampered the ability for your clients to approach the closing table, slowing down our recovering home sales market.  Congratulations to NAR for a job well done, and to all of you who helped by sending in letters and responding to Calls For Action on this issue over the last 18 months.  For more information, click here.

Secondly, NAR has been working diligently to secure the top level domain, .REALTOR to enhance the visibility and professionalism of REALTORS on the internet.  As new top level domains are introduced, more and more industries will be recognized purely by their top level.  It appears that .REALTOR has been secured and should be announced officially in the next couple of months.  NAR has restricted use of .REALTOR to active members of NAR only.  It has also been announced that the first 500,000 members to request their .REALTOR address will get the first year free!  For more information and to secure your .REALTOR address, click here.
 
Finally, on behalf of all of the staff at WSRAR, let me say thank you for the privilege of working for you at WSRAR.  We are thankful to have such a giving membership who take time to be involved and help to make WSRAR one of the best Associations in the country.  We look forward to a terrific 2014!

2014 Legislative Priority Development Underway
 
As newly elected officials are sworn into office in the area, the Partners in Housing Joint Legislative Committee (JLC) and government affairs staff is hard at work meeting with these new decision makers to enhance the association’s legislative priorities. 
 
This December, the JLC, which consists of nine members from the Home Builders Association of Winston-Salem and nine members from the Winston-Salem Regional Association of REALTORS ®, will meet to review current efforts and build the 2014 legislative program. The new agenda will lay out the activities and priorities for the upcoming year with the primary goal of developing a proactive, member-driven, measurable program that will show results.
 
However, such a small group cannot tackle such an important task alone. Working to address matters that stand to impact our industry and influencing the outcome of specific policy issues like ordinances, regulations and fees, requires the involvement and collaboration of a broad cross section of our memberships, as well as individuals and organizations outside our organizations seeking similar positive outcomes.
 
Whether its issues regarding transportation, infrastructure, land use, environmental issues, economic development or a host of other issues, each of our businesses has much to lose – or gain.
 
Your input and involvement in the development of our program is instrumental not only for the association’s legislative success, but to ensure your voice and your business is represented and heard before government officials.  We need to hear from you directly about what issues are impacting your business locally. 
 
The JLC meets on a regular basis once a month and guests are encouraged to attend. For more information about upcoming meetings contact Zach DeWaters at zach@wsrar.com.

RPAC Technology Raffle Is Back in 2014
The RPAC technology raffle for 2014 will include all investments recorded up to April 25th 2014 for anyone that has invested $25 or higher to RPAC. (That means, anyone who has already invested $25 or more after October 22nd 2013 will be entered.) In addition, for each additional $25 investment, the members name will be entered again with a max of 10 entries or $250. A flyer is being designed for marketing purposes and will be distributed as soon as possible. The drawing will be held on May 6th, election day.
 
Grand Prize: The RPAC iPad Bundle includes the 32GB iPad Air with wifi, 3G phone service and a keyboard cover. A 16GB iPad mini with retina display and a keyboard cover. The 16GB iPod touch, Apple TV and a $250 Apple Store gift card to get you started on applications, accessories and music.

Contributions are not deductible for income tax purposes. Contributions to RPAC are voluntary and are used for political purposes. You may contribute more or less than the suggested amount. You may refuse to contribute without reprisal and the National Association of REALTORS® or any of its state associations or local boards will not favor or disfavor any member because of the amount contributed. 70% of each contribution is used by your state PAC to support state and local political candidates. Until your state PAC reaches its RPAC goal 30% is sent to National RPAC to support federal candidates and is charged against your limits under 2 U.S.C. 441a; after the state PAC reaches its RPAC goal it may elect to retain your entire contribution for use in supporting state and local candidates.

Testing and Monitoring for Carbon Monoxide
 
Is carbon monoxide (CO) testing of gas and oil fueled appliances required in a home inspection? No. But some home inspectors do measure CO production. CO is produced when fuel does not burn as completely as possible, and it is poisonous and sickening to us breathing creatures.  Healthy people can tolerate low levels of CO, but infants and folks with health and breathing problems are susceptible to even low levels like 10 ppm (parts/million). In the 1980's The American Society of Heating, Refrigeration and Air Conditioning Engineers (ASHRAE) developed a standard for CO levels stating that continuous exposure indoors for an eight hour period should not exceed 9 ppm.
