New CoreLogic Matrix™ MLS System Coming
Triad MLS has announced we have entered into contract discussions with CoreLogic for their Matrix™ suite of Multiple Listing products and services. This includes Realist®, Data Co-op™, TriadMLS2Go, Announce My Listing and Listing Data Checker. 

TMLS is planning a 4th Quarter ‘parallel’ period followed by a cut-over to Matrix™ in early 2015. We hope this will be an easy transition. There will be numerous opportunities to attend training sessions, both classroom and hands-on, but training will not be required. Matrix will be compatible on all devices and all browsers. Brokers-in-charge, listing agents, buyer’s agents, office managers and appraisers were all involved with the search for a new vendor and the consensus from this task force and Triad MLS leadership was to select Matrix for its browser and device neutrality, functionality and ease of use.

For years flood insurance has been a major political issue, not just in coastal and resort communities, but throughout our region as well.  NAR achieved a huge legislative success in having congress repeal the latest flood insurance standards that had been enacted in 2013.  Chances are very high that each of you have a client that will be affected by the new flood insurance changes taking place May 1, 2014.  It is very important for you to familiarize yourself with the impacts of the FIRM plan.  NAR has produced a number of materials that will be beneficial to you to learn how to better inform your clients about the impacts of FIRM.  Click here to get more information. 

Please Note: Effective May 1, 2014, all buyers of older properties (“pre-FIRM”) will see a premium rate reduction under the Homeowner Flood Insurance Affordability Act of 2014.  Instead of jumping to “full cost” for flood insurance, buyers will assume the seller’s Oct-2013 rate for a pre-FIRM property.

NAR prevailed upon FEMA to implement this provision seven months early.  FEMA also extended the rate relief so all pre-FIRM properties (including the second homes and businesses) will begin paying Oct-2013 rates when they purchase or renew their flood insurance after May 1, including:
  • ALL buyers of a pre-FIRM property, not just those whose seller has an existing policy;
  •  ALL recent owners who apply for a new flood insurance policy on a pre-FIRM property;
  • ALL recent owners who reinstate an old pre-FIRM policy that previously lapsed for any reason; 
  • ALL recent owners who renew a policy on a pre-FIRM property bought or newly insured after the 2012 Biggert-Waters law.

Don’t Miss WSRAR’s Next Learn @ Lunch – “What’s Happening in Your Neighborhood”

On Thursday, May 15th, I am excited to serve as the guest speaker for WSRAR’s next Learn @ Lunch.  The topic for the luncheon will be “What’s Happening in Your Neighborhood.”  
My presentation will provide:

•    Local Political Refresher:  We’ll discuss the primary elections and the latest developments in both congressional and state races.  There were fewer days to vote early in the primaries in North Carolina this year, but preliminary numbers are showing that more people in our state voted early than they did in the 2010 mid-term elections.  This likely means we’re in for an especially energetic election season.

As a reminder, if you are not registered to vote, you cannot register on Election Day.  To vote in the November 4th general election, you must register by October 10, 2014.  This seems like quite a distance away, but it’s a great thing to take care of before school lets out and summer vacations begin to ensure our collective voice is heard during this election cycle.

•    Local Policy Update, Growth and Development:  In addition to the elections, we’ll also cover new policy developments, growth in communities and other updates in Forsyth, Davie, Stokes and Davidson Counties.

North Carolina Real Estate Commission Quietly Changes SF Guidelines

The Commission has quietly [and we believe, as yet unannounced to licensees] changed its publication “Residential Square Footage Guidelines,” the booklet which provides guidance to real estate agents on how to measure and report square footage for residential properties. Contributions are not deductible for income tax purposes. Contributions to RPAC are voluntary and are used for political purposes. You may contribute more or less than the suggested amount. You may refuse to contribute without reprisal and the National Association of REALTORS® or any of its state associations or local boards will not favor or disfavor any member because of the amount contributed. 70% of each contribution is used by your state PAC to support state and local political candidates. Until your state PAC reaches its RPAC goal 30% is sent to National RPAC to support federal candidates and is charged against your limits under 2 U.S.C. 441a; after the state PAC reaches its RPAC goal it may elect to retain your entire contribution for use in supporting state and local candidates.
