Property management adds value to your investment and maximizes ROI

Many of our property buyers purchase for investment in order to generate rental income. The problem is that many of these buyers don’t have the time, interest or expertise to manage their properties effectively. The result is often an under-performing asset and a dissatisfied property investor.
A well designed and executed property management service is a value added, turnkey program for property investors whose primary objective is to generate rental income and maximize ROI from investors’ properties. Other benefits of a well-run program include the following:

- Eliminate investors’ need for day-to-day involvement in managing their property.

“Property Management” & “Rental Service” are separate services
Many property investors in Pattaya make the mistake of buying a rental property, listing it with multiple real estate companies to find a long-term tenant and hoping for the best. The agency that sources the tenant drafts the lease, collects the deposit and checks the tenant into the unit on the first day of tenancy; nothing more. Taking this kind of passive approach by utilizing rental service only often results in low occupancy rates and low ROI.
A full service property management service includes much more. A good property managers will market your property with other real estate and travel agents,  and online (e.g., company websites). Check in involves greeting guests, signing agreements, collecting security deposit and payment for the stay, and orienting the guest with the property and amenities.
At check out the property manager inspects the property, reads meters settles the security deposit, and obtains customer feedback about their stay. Immediately after check out our maid service cleans the room thoroughly and launders all bed and bath linens so the unit is ready for the next guest.

Full accounting service, including rent collections, bill payment, remittances to owner and monthly reporting are key elements of a comprehensive property management service.

Having just celebrated Chinese New Year recently, it's fitting that the number "8" is prominent in this month's top choice resale contract. Units 020808 & 020807 on the 8th floor are offered at only 2.41 and 2.44 million.
