Thailand is a tropical climate, and often experiences extreme weather, including heat, heavy rains and wind. In recent years, flooding in and around Bangkok and other provinces is well documented. More recently drought conditions, which are fairly common each year during dry season (April to August), were reported in 40 provinces across Thailand.
So why are we reading about extreme weather in a property publication? The reason is to underscore why this month’s featured project “Pure” has incorporated Eco-friendly design as a core element, not just tangentially. The project design enables collection and storage of storm water in 120 meter deep wells, with the ability to store up to 1 million liters of drinking water (filtrated with reverse osmosis). Domestic water is recycled and used to water gardens.
Several design features are deployed to not only conserve but produce energy. Solar panels on roofs will generate enough electricity to provide hot water for all residents. Double brick insulated walls and large canopies overhanging the balconies will combine to keep the sun and heat out and the cool in. Use of LED lights and other design elements also contribute to conserve energy.
It’s nice to see resource conservation as such a focal point of the project design. And as you will see from the photos that follow below, luxury and elegance are not compromised in any way. "Pure" is a 5-star luxury, seafront residence.
Baht weakens further against USD "The Baht is posed to break the 35 level for the first time since 2009" according to a recent Bangkok Post article, This is due to the expected increase by the US Federal Reserve in its policy interest rate. Concerns about the local economy and impact from the drought are other factors contributing to downward revisions to the Thai economic forecasts.
According to a Thai government official, "Although a weak baht is necessary for economic recovery, rapid depreciation might create volatility. We're monitoring the situation closely." Devaluation of the baht, as we've said before, is by design to help stimulate exports and tourism.
Electronics, automotive and parts, petro-chemical and machinery combine for 53% of total exports. These sectors are particularly important to Pattaya and the Eastern Seaboard's industrial estates. If a weaker baht stimulates these sectors, we hope to see strengthening in other economic sectors, including Pattaya's real estate market.
With the strengthening of the US Dollar and other currencies against the Baht we are already seeing increased purchasing activity, especially for well priced, quality homes and condos. We never encourage property buyers to rush a decision, but if you do find a good value, you shouldn't be shocked if you call back a week later and find that it has sold and is no longer on the market. Do your research and make an offer if you like what you see.

Why I like it:This brand new house is light, bright, modern and has a private swimming pool. Location is Siam Country Club Rd., convenient to area golf courses and the motorway. International schools and industrial estates are also within easy reach. This is sold turnkey as seen in the photos, all at a very modest price at approximately $110,000 USD. But you better hurry!
Why I like it: If you're looking for a small and sound investment, stop here and click on the photo. This home is tenanted by a foreigner, very happy and in no hurry to move. This popular village is at the top of soi Khao Noi, and it is difficult to find vacant homes for rent here. And at approximately $57,000 USD, the price is affordable and one can expect value appreciation.
Why I like it: With the Thai government finally catching up with most of the world on enforcement of drunk driving laws, many are looking for a nice city center apartment where one can enjoy a night on the town and then walk or take public transport home. The condo is located on the baht bus route and a 10-minute walk to Walking Street. Thai company name, so simple share transfer.
Why I like it: If you've been waiting for an exceptional value at or near Jomtien Beach, this is your chance. This spacious 156 sqm condo has been reduced by an additional 500,000 baht. Directly next door to this is Cetus Condo, with prices around 130K per sqm. If you do the math, you can buy a 53 sqm unit at Cetus for the same price as this 156 sqm condo. The time to buy is now!
Why I like it:Ok so the price of this foreign quota condo is great. The fact that this studio unit is 53 sqm and larger than most new 1 bed room units now on the market add to the appeal. And look at the position, with views over a popular area housing estate and continuing to a nice city skyline. From this desirable Jomtien Beach location you can get around town easily.
Why I like it:This neat and tidy house on Siam Country Club Rd. had a full price offer within days of being listed. Unfortunately for the buyer, they were unable to obtain a mortgage so the home is back on the market. Open floor plan, 2 large bed rooms, western kitchen, and storage are some of the extras. You will love the immaculate garden area surrounding this lovely home.
Why I like it: This building will be completed and ready to move in less than a year away, and seaview units in popular Pratumnak Hill are soaring in value. Ideally positioned on a mid level floor with great Pattaya Bay views. Check prices on your favorite property portal, not much for less than 100K per sqm. With the weakened THB, it looks even better.
Why I like it:This seasoned property investor is happy to finance your purchase of his two Centric Sea units. Pay 40% or more up front, and the condo will transfer to your name day 1 with a loan registered on the title deed. A down payment of 10% to 39% will transfer condo in current owner's name, then transfer to your name when you're at 40% equity. Other structures negotiable.
Why I like it:This house has a very homey feel to it, yet it is built like a fortress. With pilings 70% larger than code, 3.5 meter high ceilings, and double brick insulated walls, the place oozes of top quality. Five bed rooms, 7 baths, large lounge with pool table opening onto the poolside terrace, and a home bar, this was built to entertain guests. Oh yes, 1/2 rai of premium land is included.
Why I like it:Only 2 of 6 buildings at Pure is front row seafront, and this is one of them. No road, no buildings, nothing separates you from the beach. In addition, this spacious 2 bed room unit also has a private pool where you can cool off. In short, this unit is the best of the best at Pure.
