ASEAN economic community impact on Thailand property market

In 2008 the Association of Southeast Asian Nations (ASEAN) adopted the ASEAN Economic Community (AEC) Blueprint. Each member agreed to "abide by and implement the AEC by 2015". 

What impact will the AEC Blueprint have on immigration, trade, labor, currency and in investments in property and securities among ASEAN member countries?

This is the first in a series of articles which explores all of these questions. We will also update you on Thailand's progress in adopting the AEC, with particular emphasis on the effect on the real estate market here in Thailand.

Many Pattaya business owners are asking themselves "where have all the tourists gone" this high season? Travel & leisure businesses have all been feeling the impact of fewer tourists.
 But are there truly fewer tourist arrivals?

Statistics from the Department of Tourism indicate that total tourist arrivals actually increased by 11.8% in December, 2014 compared with this time last year. Russian arrivals decreased by 27% year on year,  while we've seen tourist arrivals increase significantly from Asian regions:
  • ASEAN:             +12.2%
  • China:                +86.5%
  • Hong Kong:       +91.8%
  • Taiwan:             +33.7%
Although this is just a snapshot comparing December, 2014 with last year, it is something worth keeping an eye on. We believe we will see increased property investment from these groups in the future
