Huay Yai Is Emerging as Pattaya's "New" Suburban Enclave
Huay Yai is located east of Na Jomtien – Ban Amphur just across from Sukhumvit Highway. Until just a few years ago, this neighborhood was considered to be “a bit far out” by locals. One could drive for miles and see only coconut trees and rolling hills, and of course Phoenix Golf Course has been a fixture here for years. Khao Chi Chan Buddha Mountain is also a landmark in the area.
The expansion of Utapao Airport already begun, the government has approved an infrastructure project to widen Highway 331 to improve access to the airport. This highway is easily reached from Highway 36 just north east of the Bangkok-Pattaya motorway (Highway 7) and Mabprachan Lake and cuts across Huay Yai & Phoenix. We've seen growth in property development in Huay Yai and Silver Lake as a result of this planned expansion.
To say that Huay Yai has become popular in recent years is an under statement. We've seen an explosion of development in this neighborhood. Numerous gated communities by the Baan Dusit Group have sprung up between Sukhumvit Highway to Silver Lake. These homes are typically 3 bed, 2 bath homes priced around 5 million THB (approximately $150,000 USD). Pictured here is Baan Dusit Lake, a neat and tidy estate with single and 2-story homes.
If you prefer a bit more land, you can buy a plot of land on Phoenix Golf Course or other Huay Yai locations. As of Q4 2015, land prices range from 3 to million per rai, and 6 million per rai if you want to buy and build on the golf course.
Moderately priced homes range from 3.5 to 8 million baht. Popular options in this price range include Baan Balina, The Bliss, Pannalee, and projects from Dusit Group. A price of around 10 million will fetch a modern pool villa at Huay Yai Riverside. Get on the bandwagon before prices catch up with Pattaya.

Popular Huay Yai location is the setting

We're now into the holiday season having just celebrated Thanksgiving less than a week ago. Here in Thailand we will celebrate His Majesty the King Bhumibol Adulyadej's 88 birthday on 5 December with national celebrations occurring throughout the long week-end.
Things tend to slow down in the weeks leading up to Christmas and New Years Day, but we have not yet seen a slowing of activity. Perhaps this is the year that high season returns to Pattaya? We'll know soon enough, hope for the best.
As the year winds down, new projects seem to be far and few between, while in past years we've always seen a flurry of new launches heading into high season. I believe this will continue in the coming months, as many in the industry hope to see the stimulus program (which has now been adopted by the Chonburi Land Office) start to have a positive effect on the take up rate of unsold condos-homes.
