What will the Pattaya property market look like as we ring in 2015?

Real estate professionals are often asked to predict what will happen with prices and the property market in the future. We have seen major weakening of the Ruble, with its value down 78% to the Thai Baht when compared with last year. One well known and successful developer has cancelled one of their projects because they sold off plan to mainly Russian buyers who now cannot make their installment payments.

Currencies of traditional foreign buyers in other countries have been quite stable year over year, and we have seen continued demand from these buyers. New foreign buyers from Chinese speaking regions such as mainland China, Hong Kong and Taiwan are active. And Thai investors from Bangkok continue to have a strong desire to buy property in Pattaya.

We think 2015 will be a mixed bag, much the same as 2014. Knowledgable buyers are being more selective and taking time to evaluate their options more carefully. 
Here are specific trends we expect to see over the course of 2015:
  • Budget homes targeting first time Thai buyers will continue to thrive.
  • Investors will continue to scrutinize off plan projects. Projects from stable developers offering good payment terms will be the most successful.
  • We will not see a major increase in distressed sales, despite the recent Russian currency devaluation.
  • Modestly priced private homes will see increased demand.
  • Buyer demand will lead to increased condominium unit sizes.
  • Speculative buying from those who want to "buy and flip" will decline.
  • Well priced condos and homes in preferred locations sell well in any market. 2015 will be no different.
  • We expect further investment from new buyers from China as well as investors from ASEAN countries.

"Traditional" foreign buyer currency trends
NOTE: the currency values in the graphs represent the amount of foreign currency to purchase one baht. A rising line indicates the value of the Thai Baht is strengthening against the currency, while a falling line means the THB is weakening against the given currency. These currency trends can have a significant impact on a foreigner's ability and/or willingness to purchase property here in Thailand. In general, when currencies strengthen against the baht, property investment is more attractive to foreign investors. When the value of these currencies decline against the THB, it is more expensive for foreigners to purchase property here.

Tropical Dream ready to move in January, 2015
Tropical Dream is substantially complete, as work crews are polishing the corridors and putting finishing touches on the pool and garden area. Views from the rooftop retreat are fantastic, and the modern lobby and atrium style building are appealing. 

Centric Sea is soaring skyward

Ocean Pacific is suspended
Nova Group have decided to suspend Ocean Pacific. According to Nova's CEO Rony Fineman, the difficult decision was made because the project was sold to Russian property buyers who are now unable to make their installment payments due to the decline of the Ruble against the Baht. All buyers will be given a full refund, according to Mr. Fineman.

The first Pattaya project by Bangkok's ubiquitous developer Sansiri sold out within 2 days of being released 18 months ago. As usual, Sansiri began construction without fanfare and the two towers are well on their way. Scheduled for completion during Q3 2016, no delays are expected.
The Base will be ideally located on Pattaya 2nd Road just north of the Avenue Mall and around the corner from Soi Diana. Sold out for over one year, you can not buy from the developer, so you will have to find a resale contract if you wish to own property there.

Many questioned what the long term impact of the weakened Russian economy will be on the property market here. I believe the impact is short term in nature. Thai investors and other new buyer groups will pick up some of the slack.

Just yesterday I received an email from my friend Johan in Sweden which read "I'm in Sweden in my summer house in the very south, -5 and some snow, just like a real Christmas should be...".
