"Where is the next frontier?"
Where is the next frontier of property development on the Eastern Seaboard likely to be? With land prices in Jomtien, Pratumnak, Bang Saray and Huay Yai soaring over the past few years, will development continue further south to Rayong? The short answer is “probably yes”. Read further to understand why.

According to a recent article in The Bangkok Post, The Transport Ministry and the Royal Thai Navy have clinched a deal to develop Utapao airport in Rayong province for commercial purposes.  The minister said the development process would comprise three phases, although work under the first phase can begin almost immediately. 

The first phase which is scheduled for completion by 2017 includes the construction of a new passenger terminal, which will increase the capacity from 800,000 to 3 million passengers per day. The second phase, slated for 2018-2020 will increase the capacity of Utapao to 5 million passengers per day.

To support the expansion of Utapao, the Thai government has approved an infrastructure project to widen Highway 331 to improve access to the airport. This highway is easily reached from Highway 36 just north east of the Bangkok-Pattaya motorway (Highway 7) and Mabprachan Lake and cuts across Huay Yai and Phoenix Golf area.  

We have started to see an increased interest for land in Mabprachan, Huay Yai, Phoenix Golf and in Bang Saray to the east of Sukhumvit. If you have a solid cash position with a long term investment horizon, land banking in these areas could pay off nicely.

Land prices in the Eastern Seaboard are and have been on the rise for years. The staggering price increases on Pratumnak Hill and Jomtien are well documented, with land along Jomtien 2nd Road now fetching over 50 million baht per rai.

What about land values in other areas, in particular those along the corridor leading to and around Utapao? The Huay Yai and Phoenix Golf Course areas located east of Sukhumvit opposite Na Jomtien have seen significant increases.

While it was possible to easily find a nice plot of land in Huay Yai for under 2 million baht per rai just a couple years ago, we now see prices starting from 3 million per rai, with average prices around 5 million. Of course prices on the golf course are higher, starting from about 6 million / rai.

Land prices in Bang Saray now top out at 90-plus million per rai, with median prices at around 10 million per rai. Obviously the plots closest to the ocean are dearest.

Land in "traditional" East Pattaya areas including Soi Siam Country Club Rd., Soi Khao Noi and Soi Khaotalo range from 1.5 to 10 million per rai, with median prices around 7 million per rai.

Recently I visited Wongamat Tower. I was impressed with the finished product, which is modern and contemporary, almost like a hip Bangkok hotel. High ceilings, lap pool, grand lobby and water effects are some of the ground floor features. The car parking structure is 10 stories and there are 5 high speed lifts, including the private lift to the two front units on each floor.

Ride the lift to floor 40 to see the rooftop pool and fitness room. The views from this vantage point are breathtaking. Residents also benefit from a library, game room and meditation area on the rooftop level.

Amari Residences Pattaya, the latest joint project between Nova and Tulip groups is well under construction and nearly topped off. The first 13 floors of this residence will be serviced apartments, while remaining units are freehold condos. The location of this fine residence is Pratumnak Hill.

As we publish this newsletter, only 6 units remain from the developer, all 66.65 sq.m. 2 bed mountain view units.
