Invest with confidence in Pattaya real estate - but choose wisely
Most of my clients looking to invest in real estate here are being very cautious. This is true not only for 1st time buyers but also for seasoned property investors. News of weakening currencies, delayed and even cancelled projects and perceived lower tourism numbers are all factors. We also get questions about the increased supply of properties, particularly condos.

Most of our investors are now looking to buy in established buildings in the city center which have a good rental history. Pattaya City Resort, City Garden and The Urban are all good examples of such properties. Larger units in quiet areas like Wongamat or Pratumnak are also popular investments. Wongamat Residence is an example of a building with large units and an excellent rental history.

The appetite from investors for "off plan" projects has slowed a bit, particularly in light of several high profile projects in Jomtien and Na Jomtien being slowed or suspended. Savvy investors who are active in the market seem content to wait until new projects are nearing completion

and hope to get good value on resale contracts from early investors. Centric Sea & The Base are two such projects, both scheduled for completion in the first half of 2016.

It's that time of year again. Songkran, or Thailand's new year arrives the middle of this month. The official dates are April 13 to 15, but in Pattaya it should be wet and wild the entire week of April 12-19. If you have never visited Pattaya over Songkran, it is a must do at least once. Many expats like myself, try to find a quiet hideaway to avoid the gridlock traffic and ubiquitous water fights around town.

From a property perspective, we continue to see steady interest from buyers. Most are looking for good values, they're doing their homework and due diligence, and remain patient. I would definitely classify the current market as a "buyer's market".
