High season is here!
November is upon is. My friends from the USA pushed their clocks ahead 1 hour, desperately trying to squeeze in extra daylight. Today it's a balmy 50 degrees Farenheit in Boston (10 Celsius) but we all know the first snowfall will come soon.

This is the time of year when all the snow birds from the USA, Canada, Europe and other cold weather climates descend upon us here in Pattaya. Many residents wonder if we will see a true "high season" this year. The next few weeks will be a good indicator of what we can expect.

Yesterday in Pattaya, we had torrential downpours with strong winds. Not quite hurricane force, but enough to knock out the power. Rainy season went out like a bear, now we can all enjoy the "cool" tropical weather we all love here.
Mabprachan Lake coming on strong

Rather than highlight a large scale condo development, this month I decided to feature a small housing estate in the up and coming Mabprachan Lake area in East Pattaya. 

Mabprachan has become a very popular bedroom community, and is one of the top choices for expat residents who work in the area industrial estates. Reasons for this include the extension of Highway 7 and development of Highway 36 bypass road which enable an easy commute to industrial areas in Sri Ratcha & Sattahip.

The Regents School and other popular international schools are just a short drive away. And for golfers, Siam Country Club golf course, home to the LPGA's Honda Open each year, is at the doorstep.

A likely tenant for these homes would be an expat family here on a long term work assignment. They will have one or more children in one of the area international schools. I estimate that rental prices would be around 60,000 THB per month, resulting in excellent rental yields.

This month's "Top 10" is a bit slanted towards private homes, as we have severl new listings that are well priced.  And it's almost unheard of to find a condo on Pratumnak Hill or anywhere else along the shoreline for only 31,250 per sqm.  Check out this month's #3, Ruamchok 5 at only 2.5 million THB (approximately $77,000 USD).
Classic Place Village 2 bed, 104 sqm, 2 Million 
Semi-detached house for only $61,500 USD
Why I like it: nice 2 storey home in popular East Pattaya village. Similar homes here sell for sell for well over 2.5 million. And this home is well maintained and cared for. This home has a solid rental yield at 10,000 baht per month, which is actually on the low side. Rental yield based on market rental should fetch right around 8% gross yield.
View Talay Residence 110 sqm, 1 bed, 6.5 M 
It's all about space and location
Why I like it: this Wongamat Beach condo is directly opposite the Centara Grand Mirage, a 5 star hotel with world class amenities and services. Neibhbors also include Northpoint, Saranchol and Zire condos, all luxurious residences. This 1 bed corner unit is just under 1,200 sq.ft., so no shoe box. This building is a very nice residence, and has a solid rental history.

Sailor's dream - walk to Ocean Marina yacht club
Why I like it: if you are a sailing enthusiast, it does not get any better than this. Ocean Marina Yacht Club is directly next door to this luxury building, just walk 3 minutes along the beach and you are there. 2 spacious en-suite bed rooms and a 6 seat dining area if you want to entertain after a day of sailing. And you will love the incredible sea views and sunsets from this fine home.
Northshore 1 BR, 80 sqm, 9.69 Million
Just listed - rarely available 1 bed room
Why I like it: Northshore Condo is one of Pattaya's most popular and exclusive residences, certainly in the center of Pattaya. This unit is positioned on a high floor facing north.  Many prefer the north facing units because it is cooler during the day. This 1 bed room is sold fully furnished, and can be owned in Foreign name. If you want 5-star luxury on Pattaya Beach, this is for you.

Laid back Huay Yai neighborhood
Why I like it: what's not to like? A near new home with private pool & gardens, huge master bed room with pool view, modern kitchen with all the extras. From this Huay Yai location you have easy access to Sukhumvit Road, the Bangkok-Pattaya motorway and area golf courses and beaches. All this for less than the cost of a luxury condo near the beach that is half the size.
Khao Noi private home half rai 6 BR, 10 M
16% price cut, now only 10 million THB
Why I like it: this house has two separate 2 BR apartments, ideal for two families, or for someone who entertains guests regularly. Nice manicured gardens, large swimming pool, and half rai of land provides lots of space. The location off of Soi Khao Noi on a road that cuts through to Soi Nern Phab Wan is popular because of access to services and schools. Great value.
Eakmonkol 2-2 4 BR, 200 sqm, 65 tw, 4.2 million
Distressed home sale - approximately $130,000
Why I like it: the previous owner ran into hard times and had to return to his home country and was unable to continue making payments on this home. The lender has decided to price this for a quick sale, so this is an excellent opportunity for you to buy a neat and clean house in a very popular estate on soi Khaotalo. You will want to snap this one up quickly.

Only 33,750 THB per sqm on Pratumnak Hill?
Why I like it: you are reading correctly. A Foreign quota condo in a popular building on Pratumnak Hill a short walk from the beach at this incredible price. Ok so it's not a sleek, modern building. But you don't normally find 80 sqm units in these newer buildings and you definitely don't find them at this price. The term "firesale" is often over used, but not so in this case!
Mabprachan Estate 300 sqm,162 tw 4BR, 7.7 M 
Exceptional value
Why I like it: 4 bed room home on a half rai plot in the popular Mabprachan Lake neighborhood. Large swimming pool, fitted kitchen, fitted baths, aircons in every room and basic garden make this a very good value. If you have a large family and need space to spread out, take a look at this home. If you're an investor and are looking for good investment yields, buy confidently.
Wongamat Residence 143 sqm 2 bed, 8.2 M
Sold well below owner cost - great building
Why I like it: the owner of this sea view corner unit in Wongamat needs to sell up and has priced this unit very competetively. He purchased the unit 3 years ago at the current asking price, and he did a full renovation and purchased all new furniture from Euro Design and Decorum. So it is all top of the line, tasteful furniture. Well managed building, walk to Wongamat Beach.
