Should you purchase "off plan"?
Are you considering investing in "off plan" real estate projects in Pattaya or elsewhere in Thailand? The rewards for buying off plan can be significant, but there is also an element of risk, and you need to balance risk versus reward.

Investing in Off Plan Real Estate Projects in Pattaya is a must read if you want helpful tips about how to select the best property, how to mitigate your risk, and contract negotiation tips.

Why I like it: Nice 2-storey home just off of Sukhumvit Rd in North. Pattaya provides easy access to Pattaya City or the Bangkok motorway. The surrounding area has lots of green space and is not over built. This home is neat, clean and ready to move in. This is a modest price if you live and work in the area and want to own.

Why I like it: This shop is located in a popular condo a short walk to Wongamat Beach. The surrounding area has many condos and hotels, including several high rise condos that are nearing completion or currently under construction. The double shop enjoys a corner position on the ground floor, so lots of passing traffic.

Why I like it: This is without question the nicest unit I have seen in the complex. The owner added custom features, most notably ample storage. On the quiet side of Tower A, overlooking a park area that cannot be built on. City Garden is in a central location, popular as a residence or as an investment property for rent.
Khaotalo Pool Villa 150 sqm, 2 beds, 5.5 M
Impeccably well maintained home
Why I like it: This pool villa is pristine. The original layout was for 3 bed rooms, which was modified to allow for a huge sunken lounge overlooking the swimming pool. The location is private and quiet, get very popular for expats who want to live near golf courses and schools. Great value for under $175,000 USD.

Atlantis Resort Condo Jomtien is ready to move in now!
This month we find Atlantis Resort Condo in Jomtien is substantially complete and residents will be moving in shortly. The building and grounds look fantastic, while the consensus is "better than expected". This resort style condo is located on Jomtien 2nd Road, with easy access to the beach and the city.

Congratulations to Blue Sky Group, as this was their first project in Pattaya after they had achieved success in Bangkok.

City Garden Tower hosts show room grand opening
Global Top Group held its show room grand opening for City Garden Tower on Pattaya 3rd Rd. The show units are well designed and utilize the space brilliantly.
According to Global Top over 900 guests attended and 10 units were reserved, increasing sales to 40% of the project. We are an authorized agent for this project, so call for the latest availability and pricing.

Cetus Condo up to 35th floor, 58.1% project completion
Apus Developments Group just released a construction update for Cetus Beach Front  in Jomtien. Structural work has advanced to the 35th floor, and systems work is done through the 31st floor. Work will commence on the villas this month.

Only 12 units remain in the entire 49 storey project. Prices for remaining units start from 5.85 million, or 150,000 THB per sq.m. We are authorized agents for this developer, and we also have resales.
How many cranes can you count on Pratumnak Hill?
Just last week I was assisting a lovely family relocating here from Shanghai to find a place to call home for the next 3 years or longer. Of course there were the normal requirements as to number of bed rooms, minimum space, and other needs.

The biggest challenge with this home search was that the preferred location was Pratumnak Hill, with a strong desire not to be next to a building site.
Let me tell you this was a huge challenge, as Pratumnak Hill is geographically small, and it seems as though building sites are on every corner. During our property viewings we passed several high profile projects under construction currently. 

In one afternoon, we passed six high rise projects which are currently far along with construction. This list does not include numerous low rise projects which are also under construction or buildings sites that are being cleared for other projects.

Statement from Waterfront Suites & Residences
If you follow the Pattaya real estate market closely or live in Pattaya, it is difficult to miss press coverage regarding the approval status of this high profile project. I am impressed with the manner in which Tulip Group are dealing with the issue.

An official statement on Tulip Group's website states in part that "
Waterfront Suites and Residences is fully EIA approved and has a current building permit. The Mayor of Pattaya has publicly stated that our project was fully approved by both the City and the EIA committee and that our licenses are correct."  

The statement goes on to say that "Tulip Group is very transparent about how it conducts its business affairs and we have agreed to comply with City Hall as requested, and suspend construction of the project in order that our paperwork and construction can be verified. 
 
Tulip Group expects the investigation to take no longer than 8 weeks, and hope to resume construction on or before that time. We wish Tulip Group all the best for a speedy resolution to this dispute.
