Happy Halloween from San Diego! 

Fall is here and the beginning of the Holiday season is about to start. Are you ready for it? My kids of course LOVE to decorate for anything. So we keep adding to our Halloween decorations each year. We have celebrated Halloween in Hawaii in the past years, but this year we'll be home and the kids are looking forward to dressing up and going "trick or treating" in our neighborhood!

San Diego's Ultra Luxury Home Market
Boom or Bust?


Buyers who are purchasing homes above 5 Million Dollars are gravitating towards the coast. Del Mar has already had twice as many homes sold at or above $5 Millon this years compared with last year. So has Coronado, Encintas and Point Loma. Ultra Luxury Home Sales above $5 Million in Rancho Santa Fe on the other hand are down 50% and inventory of homes for sale has skyrocketed from 2015 to 2016. There are currently 64 homes on the market in Rancho Santa Fe listed at $5 Million and above, accounting for 40% of the homes listed in the 8 Luxury Communities in San Diego County and has only accounted for 14.5% of the closes sales of Ultra Luxury Homes year to date. The high end community of Rancho Pacifica in Carmel Valley has also seen half the sales as last year, and Solana Beach and Poway have not had a sale above 5 Million this year. La Jolla is tracking close to slightly fewer Ultra home sales in 2016 than last year.

Clearly there is a discrepancy here, when we more Luxury Homes for sale thant here are buyers willing to buy them. Only timing will tell what impact this over supply of Luxury Homes for sale has on pricing, but fundamental economic logic dictates that pricing must come down to entice buyer demand.*

San Diego home price gains one of biggest in California

San San Diego County had the biggest home price increase in California in the last 12 months, a key real estate index showed Tuesday.

Adjusted for seasonal swings San Diego County and San Francisco’s median home price increased 6.4 percent in the last 12 months, according to the June S&P CoreLogic Case-Shiller Indices. That puts them at the top of price appreciation in the state. Los Angeles and Orange counties increased 5.3 percent.

Nationally, Portland had the biggest increase at 12.6 percent, followed by Seattle at 11 percent and Denver at 9.2 percent.

Following a three-year RFP selection and approval process, Park & Market, a mixed-use project by Holland Partner Group that’s key to redevelopment of East Village, will break ground in 2017, according to Holland Partner’s development director Brent Schertzer. Brent is among local developers presenting at Bisnow’s State of San Diego’s Multifamily Market event Oct. 19.
